Who We Are

We are a team of highly experienced UK Real Estate personnel, with expertise across investment, development and asset management.

A partnership in structure and in practice, we work together to create value in every project we acquire. We collaborate with some of the biggest names in UK Real Estate to execute creative strategies and to generate attractive risk-adjusted returns.

The team comprises a highly experienced multi-disciplinary and multi-generational team, having collectively transacted in excess of £10bn of UK and European Real Estate transactions, with experience working for some of the most prolific companies in the real estate industry. The team benefits from a strong advisory panel including Non-Executive directors, who sit on the Investment Committee, offering a vast array of knowledge and experience to the business.

We are an ambitious and focused team, with a proactive and creative approach to capitalise on asset management opportunities, where we can enhance value, within the UK real estate market.

The business was established in 2024 and is majority owned by Fusion Group, and remains heavily integrated, extensively drawing on the significant investment and development infrastructure of its cornerstone investor.

Strategy

The TriOffice business was launched in 2024 to capitalise on macro-economic volatility combined with structural changes in the UK office market. The evolution of working patterns has led to highly resilient occupational markets across the core UK cities, with a significant under supply of high quality office accommodation in these markets, which has led to consistent rental growth as the supply/demand imbalance has become exacerbated due to a lack of development.

Sustainability legislation and ESG requirements have increased the demand for high quality, amenity rich accommodation, which also increases liquidity at exit.

TriOffice’s main investment strategy is to acquire office opportunities across London and the major UK regional cities, identifying sites and assets where an uplift in value can be achieved in the short to medium term through active asset management, including capital expenditure projects to enhance and reposition these assets within their respective markets.

We take a proactive approach to the dynamic and rapidly evolving UK real estate market. We constantly review our processes and our assets to identify where we can add value at every stage, including through planning, development and leasing strategies, individual asset repositioning and portfolio aggregation and break ups.

Our success relies on our strong ability to identify and acquire new assets, and then deliver a business plan that extracts maximum value, and meets the specific requirements of our capital partners. We utilise our extensive network to find suitable assets and then develop bespoke business plans to maximise the returns from each opportunity.
